Job Description Purpose

As a Real Estate Analyst, you'll assist in the management and administration of the new and existing store real estate assets. You'll also assist the Real Estate Negotiator by facilitating research and analysis of real estate documents and act as principle contact for internal real estate asset management.

* Analyzing complex legal documents in relation to development proposals from developers and landlords
* Analyzing requests for estoppel certificates, use restriction forbearances, easements, and right of way deeds and preparing applicable legal documents
* Managing license retail space, including coordinating documentation and tracking of license space in stores and renewals and admendments
* Managing the 1031-Like Kind Exchange program through the application of complex tax rules and regulations
* Preparing various legal documents, including rent commencement letters, lease renewals, letter agreements, and default notices, by making modifications to standard forms to accommodate site specific factual situations and in accordance with the governing documents
* Providing real estate expertise and interpretation to internal departments for the resolution of various development and operational issues
* Analyzing new store transaction structure to facilitate file assembly and document examination to communicate legal obligations to internal departments
* Facilitating the land acquisition closing process through the application of company policy
* Determining document expiration dates and ensuring a timely response to open reminder critical dates
* Upholding the integrity of information entered into numerous databases for new and existing store locations to facilitate the generation of up-to-date internal reports and production of reliable sources of information from which management may base corporate planning and strategy


Job Requirements

Minimum Requirements:

* Four year college degree, paralegal certificate or equivalent relevant experience
* Excellent written, verbal, analytical and organizational skills
* Team player / flexible
* Professional attitude
* Self-directed
* Detail oriented
* Strong time management skills
* Interpersonal skills
* Familiarity with computer business applications
* Knowledge and understanding of basic real estate principles and terminology


Desired Requirements:

* Strong legal background
* One to three years proven real estate documentation / administration experience
* Strong real estate document analysis experience
